Job Description.

Position Objective.

Accountable for the upkeep of the facility. Performs preventive maintenance, installs new machinery, and aids in regular building maintenance. Fulfills work order documentation and organizes all associated maintenance records. Supports area personnel as needed, addresses the maintenance requirements of various departments, and keeps management adequately informed.

Essential Functions and Basic Duties.

  • Takes on the responsibility of efficiently completing assigned maintenance tasks.
  • Regularly inspects and evaluates buildings to determine maintenance requirements.
  • Responds swiftly and effectively to tenant maintenance requests.
  • Reacts promptly and efficiently to tasks assigned by the building supervisor or regional building manager.
  • Inspects all main outer and inner doors (checking for broken glass, proper opening and closing, etc.).
  • Examines the exterior of buildings to identify areas of concern.
  • Checks and replaces lights in ladies’ and gentlemen’s restrooms, foyers, hallways, staircases, and parking areas. Additionally, inspects external security lighting.
  • Inspects all fixtures in restrooms (faucets, basins, urinals, etc.).
  • Evaluates all equipment such as air-conditioning units, standby pumps, sump pumps, water tanks, and water feature apparatus.
  • Inspects all fire safety equipment in conjunction with the building supervisor.
  • Ensures familiarity with the operation of emergency equipment and the relevant emergency procedures.
  • Conducts a visual inspection of the electrical distribution boards to check for loose wiring, etc.
  • Performs repairs as needed, and if repairs are not feasible, promptly informs the building supervisor.
  • Identifies daily maintenance concerns, communicates with the building supervisor, and organizes the work schedule for your attendance.
  • Inspects equipment, assesses operational condition, and records repair requirements.
  • Adheres to all safety regulations and procedures, operating equipment in line with established safety policies and departmental protocols.
  • Ensures compliance with legal standards. Conducts regular OSH inspections and updates monthly reports as necessary. Guarantees effective implementation of OSHA requirements.

Conducts occasional quality control inspections on tenant installations, either during the process or upon completion.
Ensures that the premises are in acceptable condition prior to the tenant’s move-in.

If necessary, aids in the removal or relocation of partitioning.

Takes responsibility for establishing and maintaining effective relationships with tenants.

Keeps in regular communication with tenants.
Reports all issues to the building supervisor, particularly if tenants have submitted complaints.
Ensures that urgent matters are reported and addressed immediately.
